If you are having trouble making your mortgage payment here are a few rules to follow:

NEVER deed your property to a third party without absolute confirmation your loan has been paid off!

NEVER authorize a prospective buyer to deal directly with the mortgage company!

NEVER pay upfront fees!

Unless the actual foreclosure sale is less than 45 days away, you have time to explore some options. Take a day or two and make a few phone calls!

Call your mortgage company! The phone number will be on your mortgage bill and on the year end tax statement from your lender. If you take action now, you may be able to work out your situation with your mortgage lender or loan servicer. Depending on your situation, you may be able to incorporate missed or late payments into future payments, re-work the terms of your loan, or refinance into a different loan with payments you can more readily handle. The most important thing you can do is to take action immediately. Below are websites and phone numbers that may be able to help.
